Edwards Construction Services Inc, is seeking qualified Assistant Project Managers in our Charlotte, NC and Orlando, FL offices. As a 40 year old commercial general contractor, we have offices in Ocala, FL, Orlando, FL and Charlotte, NC. Experience:

The ideal candidate for this position will have these responsibilities, requirements and work experiences:

  • Four-year degree in an accredited construction related curriculum or three (3) years of construction related project management/supervisory experience, preferably with a General Contractor.

  • Should be coachable and trainable, taking initiative where possible.

  • Has capabilities to learn and understand cost and quality control.
  • Ensure Notice of Commencement and required bonds are recorded and posted on site.
  • In coordination with the Project Superintendent, conduct the preconstruction conference and attend, as possible, the concrete pre-installation and roofing pre-installation meetings.
  • Monitor, approve and control all costs of assigned projects. The Assistant Project Manager shall authorize all spending, subject to oversight of Senior Project Manager, Director of Operations or Supervising Project Manager.
  • Expedite and process all shop drawings, samples and submittals in a timely manner so as not to delay assigned project’s completion, including long lead items. Expedite subcontractor’s work and delivery of materials.
  • Prepare the periodic owner payment requests, arranging for the timely submission to the architect or owner’s agent. Also, expedite processing of invoices and payments to subcontractors for amounts due them.
  • Negotiate, prepare, and execute Owner Change Orders. Issue change orders to subcontractors and others, and prepare revisions to the master cost breakdown as a result of change orders and management revisions.  Document reasons for delay and promptly submit requests for extensions of time and/or additional costs, as required.
  • Make visits to the project as necessary in order to observe and see that the work on the project is properly conducted and progressing on schedule.
  • Keep Job Cost System accurate through weekly review of costs and budgets.
  • Update schedules, perform the required projections for complete job analysis and prepare the monthly project status report and profitability report for submission to Director of Operations, Senior Project Manager or Supervising Project Manager.
  • Represent the Company in meetings with the owner, architect, engineer, subcontractor, supplier and others in the conduct of the project.
  • Cultivate and maintain good relationships with the owner, architect, engineers, subcontractors, suppliers, municipal authorities and Edwards Construction Services, Inc. personnel involved with the project.
  • Submit all final paperwork required by the contract document at the completion of the project.
  • On completion of each project, see that all punch list items and remedial work are expeditiously performed (in conjunction with superintendent); subcontractor and material supplier claims and counterclaims are settled promptly; arrange with the project superintendent for accounting, transfer and storage of equipment and tools, and prepare a written report of the project with a final cost revision.

The ideal candidate for this position will have these responsibilities, requirements and work experiences:

  • Minimum of a four (4) year degree in Engineering, Construction Technology, Architecture, business, marketing or three years of experience with marketing commercial construction services.
  • Candidate MUST reside in the Charlotte area.
  • Enjoys dealing with people, remains positive, keen ability to listen, makes others feel welcomed.
  • Utilize Edwards’ prospect/client database for use during telephone solicitation and/or personal meetings. 
  • Through reporting services, networking and telephone solicitation, identify prospective owners, architects, other consultants and projects for which Edwards could potentially become involved.
  • Maintain active exposure by attending local and state events where Edwards Construction Services, Inc., name might be exposed to potential customers.
  • Can learn the services Edwards Construction provides, the value add which the company brings to clients, and articulate these services to clients for procurement of new work
  • Can win over clients and also the internal operations team
  • Has history of success in sales and history of success in working with executives and decision makers internally and externally
  • Be aware of Market changes such as building inventory demand, competitive contractor pricing (fees), government policy and competition, which could affect Edwards’ ability to successfully secure future work.
  • Working with Business Development Coordinator prepare and assist in the delivery of social media press releases to ensure Edwards Construction’s name stays current, relevant and dignified.
